• Taking up references and otherwise investigating financial standing and character of any prospective tenant.

• Taking readings of gas and electricity when the tenant takes possesion and on quitting the property.

• Informing Gas, Electricity Water and Council Tax authorities of the name of the Tenant and the proposed term of tenancy.

• Drawing up and properly executing an appropriate tenancy agreement.

• Health and Safety inspections for Furnishings, Appliance and property upgrades.

• Full maintenance and repair service using our own Maintenance Department and Government Approved Sub-Contractors.

• Collecting an appropriate dilapidation's deposit from the tenant holding for the duration of the tenancy.

• Remitting rents to the owner after deduction of expenses, together with the provision of regular itemized statements.

• We offer a Free Rent Guarantee Scheme, (please ask for details).

• Regular property inspection during the period of the tenancy.

• Negotiating the renewal of the tenancy agreements on expiration of current agreement in accordance with owner's instructions.

• Carry out inventory checks when the tenant leaves, and when the tenants move into the property, making any deductions from the deposit for repairs or special cleaning required in excess or normal wear and tear.
